RICS Level 3 Survey
(Building Survey)

Choose a Building Survey if you’re dealing with a large, older, or run-down property, an unusual or altered building, or planning major works. While it costs more than other reports, it provides a highly detailed assessment of the property’s structure and fabric.
In addition to the Level 2 Report, this survey includes:

• A more extensive inspection covering a wider range of issues.
​
• A detailed analysis of visible defects and potential hidden problems.
​
• An overview of repair options and the risks of inaction.
​
• Expert guidance for legal advisers, including serious risks and hazardous conditions.
​
We consistently receive praise for the thoroughness and detail of our Level 3 surveys, which typically span 90 to over 100 pages. These comprehensive reports include annotated photographs that highlight defects and other important details, ensuring you receive a complete and clear assessment of the property.

Our Valuation Report determines the property’s market value and includes a reinstatement cost, which calculates the expense of rebuilding the property—this figure may be required by your insurer.
