We carry out Level 3 building surveys on listed homes, historic timber-framed buildings, oasts and period properties across Kent, Surrey and East Sussex. Our surveys assess their construction, condition and later alterations, providing practical advice to help you buy with confidence and plan for future repairs.

Grade II listed houses and cottages
We assess the visible condition of traditional materials, historic features and later alterations. Where previous repairs or changes raise concerns, we explain their implications and identify matters for your legal adviser to investigate.
Historic timber-framed buildings
We examine accessible timbers and connections for signs of movement, decay and moisture problems, considering how later infill, finishes and extensions affect the original structure. Our approach reflects the differences between historic timber framing and modern timber-frame construction.
Oasts, barns and other conversions
We assess the visible original structure and conversion work, including roofs, ventilation and the junctions between old and new materials. For oasts, we also consider accessible features associated with the roundels, conical roofs and cowls.

Georgian, Victorian and Edwardian homes
From terraced cottages to larger detached homes, we assess original construction alongside later repairs and alterations. We explain significant defects and the implications for repair and ongoing maintenance.

Extended properties and renovation projects
We assess visible structural alterations and how extensions connect with the original building. If you are planning renovation, the survey helps identify existing problems, repair priorities and further investigations needed before work is planned.
Understanding traditional construction
Traditional materials such as solid masonry, lime mortar and timber need to be considered together with ventilation and moisture movement. Later repairs, pointing, render and insulation can affect how the building dries and performs.
We assess the visible evidence and explain where materials or alterations may be contributing to defects. Our advice considers the building’s construction and character, helping you plan appropriate repairs and maintenance.

What your Level 3 survey will explain
Your report explains the significant findings and their implications, supported by photographs of the property.
- Construction and materials: how the building is formed and where later changes affect it.
- Defects and likely causes: significant visible problems and their possible consequences.
- Movement and damp: signs of cracking, distortion, moisture problems and timber deterioration.
- Repairs and maintenance: suitable approaches, priorities and matters needing attention.
- Further enquiries: specialist investigations and questions for your legal adviser.
The inspection covers visible and accessible areas. We explain access restrictions and identify where concealed construction or other limitations require further investigation.
Alterations, approvals and your conveyancer
Where alterations raise questions about consent, approval or certification, we highlight these for your conveyancer to investigate. The survey does not confirm that all previous work has the necessary permissions.
